Guest Terms and Conditions

In these Terms and Conditions:

  • “Booking” means a reservation of the Property for a particular period.
  • “Property” means Basalt Luxury Accommodation and all its fixtures, fittings, and equipment and the land upon which the accommodation is situated.
  • “Us/We/Our” means the managers and/or owners of the Property.
  • “You/Your/Guests” means the person/s who are permitted to stay in the Property pursuant to the Booking.

Please take the time to read these terms and conditions before Booking a stay at
the Property.

All Bookings made are subject to these terms and conditions and You are deemed to have accepted these terms and conditions.

Bookings & Cancellations Policy

  1. Full payment will be taken at the time of Booking. A 2% credit card processing fee is added to the total.
  2. Bookings may be transferred to another Guest only with Our prior written approval. Please refer to Bookings and Cancellations Policy.
  3. All Bookings are subject to availability at time of Booking.

If You wish to vary or cancel Your Booking, please contact Us immediately either through the Booking platform you used or by emailing Us on

  1. If You need to cancel your Booking the following conditions apply:
    • more than 30 days notice = Full refund or credit provided.
    • less than 14 days days notice = No refund or credit provided.
    • If You cancel Your Booking between these two timeframes, You will receive a full refund if We are able to rebook your studio for Your dates. If we are unable to You will receive a 50% credit to put towards a new Booking subject to availability.
  2. If You need to vary Your Booking (including transfer of Booking to another Guest) the following conditions apply:
    • more than 14 days notice in writing = variations permitted subject to min. night policy and availability.
    • less than 14 days days notice = variations not permitted.
  3. Eligible refunds will be processed through the payment method used at the time of Your Booking.
  4. If We are forced to close due to government travel bans or government directives (including pandemics, natural disasters such as bush fires etc) which impact your Booking with Us, You will be issued a full credit to use at a future date.

House Rules

Guests agree to comply with the rules outlined below and any fair and reasonable request made by Us during your stay.

  1. Parties, gatherings or functions are not permitted on the Property.
  2. Smoking is not permitted inside the studio, nor on the front deck, nor within 10m of any studio.
  3. No pets are allowed onto the Property apart from trained assistance dogs. Please advise Us at time of Booking if You do plan to bring an assistance dog.
  4. Excessive noise is not permitted and is unwanted in such a peaceful place. Please be mindful of other guests and Our neighbours when playing music or using the outdoor fire pit.
  5. The Property is strictly for Guests only. Only Guests nominated on the check-in form are to stay in a studio. Visitors are not permitted onto the Property at any time (apart from approved tour & experience operators).
  6. The maximum number of Guests staying in a studio is two.
  7. The Property is unsuitable for children. Guests must be minimum 18 years of age to stay at the Property.
  8. Outdoor firepits are not to be used during summer months (December, January & February) or on days declared a total fire ban or where fire risk is excessive. You will receive advice from Us on days where fire pits are not to be used outside of the summer months – please adhere to Our directions in this regard.
  9. Whilst You are welcome to use the well-worn orchard tracks to walk through the cherry orchard (please refer to the map and safety directions provided), please ensure that You do not enter the cherry tree rows or climb on or amongst the trees nor on any farm equipment.
  10. Cars are to be parked in the nominated carpark area at Your studio and not on the grass.
  11. You are welcome to move the dining table and chairs onto the deck area but please move these items back inside when not in use. Please do not use these items outside in wet weather. Please do not remove any other furniture from the studio.
  12. No hunting is permitted on the Property at any time.
  13. Do not approach any wildlife on the property under any circumstances.

A breach of any of the above conditions may result in immediate eviction from the Property.

Any damage, loss or expense incurred by Us as a result of any breach of these House Rules by You will be charged to Your credit card used at the time of Booking, details of which will be kept on file for 14 days after your stay. This may include, but not be limited to, any breakage, damage or excess cleaning requirements.

Privacy Policy

You consent and authorise Us to collect, use and disclose Your personal information for the purposes of administering Your Booking, providing You with any services associated with Your Booking and for the purpose of informing You about offers and promotions which relate to the Property.

Please note that We do not supply anyone with Your credit card information – this is stored securely in an encrypted vault by Our merchant facility.

If You have any questions about how we collect, store and use Your personal information, please contact Us in order to access or correct Your personal information.

Limitation of Liability

We strongly encourage and recommend the use of travel insurance as Our terms and conditions are strictly enforced.

We accept no liability or responsibility for activities and experiences sold on behalf of third party suppliers.

To the extent permitted by law, You acknowledge and agree that all conditions, warranties, guarantees, rights, remedies, liabilities and other terms implied or conferred by statute, custom or the general law that impose any liability or obligation on

Us are excluded under these terms and conditions and that We shall not be liable for any claim or cause of action You may have (including for negligence) arising from any injury, loss or damage arising either directly or indirectly out of Your stay at the Property.

Nothing contained in these terms and conditions excludes, restricts, or modifies the application of any provision, the exercise of any right or remedy, or the imposition of any liability under the Australian Consumer Law, provided that, to the extent that such law permits Us to limit Our liability, then Our liability is limited to:

  • in the case of services, supplying the services again or payment of the cost of having the services supplied again; and
  • in the case of goods, replacing the goods, supplying equivalent goods or repairing the goods, or payment of the cost of replacing the goods, supplying equivalent goods or having the goods repaired.


Racine Grazing Box

Award winning chef  Shaun Arantz and his wife Willa created something special in Orange when they opened their modest little bakery within a sourdough’s throw of Woolworths in the heart of Orange. After closing their hatted restaurant of the same name, they poured their heart & soul into baking goods that made people feel good. It didn’t take long before Racine Bakery became THE ONLY place to get your freshly baked sourdough, croissants, pastries, muffins, cakes and coffee (their Vanilla Slice is mind blowing!). Just when you thought it couldn’t get any better, Racine started offering Grazing Boxes!

So while a visit to Racine during your stay at Basalt is a must, we felt that being able to have a pre-prepared Racine Grazing Box in your fridge awaiting your arrival would be the icing on the cake. Enjoy!


Rikard Riesling

Rikard Riesling

Nose shows lime blossom, jasmine and preserved lemon first, followed by a slatey minerality, some fennel and a slight mealy, biscuity character. Lime and green apple on the palate are overlaid with nettles and green apricot. The acid structure is juicy without being tart and carries the abundance of fruit well. Lovely balance and intensity, with a myriad of spices popping up and then retreating with each sip.

Swinging Bridge “Mrs Payten” Chardonnay

Swinging Bridge Chardonnay

As was Mrs Payten, Tom’s grandmother, these are wines of style, elegance and finesse. This Chardonnay was first released to celebrate Armah’s 90th Birthday in 2013 and was matured in tightly grained French Oak, balancing its rich stone fruit and grapefruit characters. With its depth of flavour, flintiness and natural, cool climate acidity, this is a wine thatwill reward cellaring.

Macquariedale Pinot Gris

Macquariedale Pinot Gris

These grapes were hand harvested from a sustainable grown vineyard on the northern slopes of Mount Canobolas at 860m. The wine exhibits delicate floral aromas of citrus and orange blossom. The palate has lime zest overtones and has a hint of residual grape sugar.

De Salis Pinot Noir

De Salis Pinot Noir

De Salis Estate Pinot Noir with a lively nose of Orange Citrus, Raspberry Liquorice and Pork and Fennel sausage. A fine textured palate of Sour Cherry, White Strawberry backed up with an underlying earthiness of Portobello Mushroom and spice and lingering Campari finish.

Philip Shaw “The Idiot” Shiraz

The Idiot is dark purple hue. Dark plums with hints spice ranging from cinnamon to white pepper. Its undeniably cool climate shiraz with mid palate tannin and a fine finish with toasted vanilla oak. Enjoy now or cellar for the next 5 years. Ideal accompaniment with friends and BBQ.

Sweet Sour Salt

Located in the heart of Orange, Sweet Sour Salt is a modern Asian fusion restaurant which has grown to become one of the region’s favourite dining establishments over the past 15 years.  Owner and chef Ivan Podres and his team regularly surprise and delight with their unique flavour blends.

Basalt has teamed up with Sweet Sour Salt to enable our guests to make the most of the amazing in-studio dining experience without worrying about what to cook. We’ve selected the 6 most popular dishes on the Sweet Sour Salt menu, matched them to some of our favourite local wines and made them available to our guests to enjoy on their arrival night.

Each guest will receive an email 15 days prior to check-in inviting them to place their order. Orders must be received min. 7 days prior to arrival. Meals will be prepared fresh and delivered by your Basalt host to your studio fridge ready for your arrival. Simply heat up, pick some seasonal herbs from the studio’s garden to garnish and serve. A great way to start your stay!



Michael Manners

Michael Manners

Manners began his career in France in the early 1960s, followed by a stint at England’s renowned Hole in the Wall in Bath. In 1970, Manners teamed with a Dany Chouet to open the bistro Upstairs in Sydney, giving the city’s fledgling dining out scene an unexpected sophistication. In 1976, following another stint in France, Michael opened the Glenella Guesthouse at Blackheath which quickly became one of the state’s great destination restaurants, regularly earning two hats.

After stints at Katoomba (Table Manners) and Leura’s Silks, Michael and wife Josephine moved to Orange and opened his acclaimed restaurant Selkirks in 1997. In doing so, they gave an already vibrant food and wine scene the focus it needed – a champion restaurant. In the history of the Good Food Guide, Manners is one of the most hatted chefs in NSW, with more than 20 awarded.

Michael is a legend in the Orange food scene and now prepares seasonal, 3-course, easy to plate up meals for Basalt guests to enjoy in the comfort of their studio.
